Summer is coming to an end, and as we prepare for the start of the new school year, some may be considering a new life… Where do the French dream of buying? Have these desires changed since the health crisis? Answer with a study* from the mortgage broker Empruntis.
Desires weak, but progressing
The announced great post-Covid migration did not take place. The proportion of potential buyers who plan to leave elsewhere than in their current living environment remains low, whether it is a question of buying a main or secondary residence: only 12% plan to change region, and 24% plan to change department (the share of second home projects is 5% in the projects analysed).
However, the percentage of buyers wishing to go elsewhere has been increasing for several years and the health crisis may have accentuated this phenomenon. They are indeed much more numerous today than in 2025 (7%).
Centre-Val de Loire, Île-de-France and Bourgogne-Franche-Comté: the three regions that we most want to leave
The three regions that the French most want to leave are the same as before the health crisis, and this ranking remains unchanged. For Île-de-France, the situation is more or less stable compared to before the crisis.
And if some wish to leave this region, others wish to settle there. Thus, Île-de-France records 27% of post-health crisis purchase intentions. It is even gaining ground in other regions (26% before the crisis and 25% in 2015).
Intentions to leave the Centre-Val de Loire region are up sharply. Bourgogne-Franche-Comté, which had been able to retain its inhabitants during the health crisis, could not maintain the advantage at the end of the crisis…
Aura, Paca and Occitanie: the three regions to which the French remain loyal
The three regions to which the French are most loyal offer sea and/or mountain nature, i.e. the Auvergne-Rhône-Alpes region (Aura) in first position, then Provence-Alpes-Côte d’Azur (Paca) and Occitanie .
Aura recorded 13.9% of purchase intentions before the crisis, a share that is stabilizing.
Before the health crisis, Brittany was in the top 3, but the proportion of departure intentions increased sharply after the crisis: 9.8% of French people living there plan to leave, when they were only 7 .3% before the crisis.
There Haute-Savoie and Isère attract buyers
As far as the departments are concerned, in the top 5 of the most popular are Bouches-du-Rhône, the North, Haute-Savoie which has gained five places in the ranking, Isère and Var. Sun or mountain, the French have a swinging heart…
Grand Est: a good increase in purchase intentions
The Grand Est region stands out with a significant increase in its share of purchase intentions, rising from 6.2% before the crisis to 7.4% today.
